Terra Alta Maintenance Supervisor

Summary:  The Maintenance Supervisor is responsible for the maintenance and upkeep of approximately 35 buildings on the grounds of a cottage colony in the town of Schroon Lake, NY.  The supervisor is also responsible for the maintenance of the 14 acres of property on which the buildings sit, including two asphalt tennis courts, an asphalt volleyball court, and several play areas, as well as grass areas, trees, shrubs and waterfront.  The supervisor is responsible for the set up, maintenance and storage of all equipment related to the operations of the waterfront and beach, including swimming rafts and boat docks. In addition to being primarily responsible for maintenance and repairs, the supervisor manages the work of other maintenance staff, and coordinates the work of independent contractors.

Supervision:  The maintenance supervisor reports to the President of the Corporation or the President’s designee on the Board of Directors.

Period of Employment:  Up to 6 months annually (April/May through September/October)

Main duties:  

  • Meet weekly (or more frequently) with the President of the Corporation or her/his representative from the management committee during period of employment.

  • Open the property in springtime and prepare it for occupancy by July 1, including moving and placing furniture per individual cottage needs

  • Remove from storage and put into use any outdoor furniture, beach chairs, watercraft, swimming rafts, buoys, boat docks, returning all to storage at the end of the season.

  • Proactively maintain and repair approximately 35 buildings, which are approximately 90 years old, on the grounds, including light electrical, plumbing, painting, carpentry, flooring, septic, pest control and roofing repairs required. Most of the buildings are residential, but three are for storage, one is a large community facility and another is used for laundry.

  • Organize and stock the maintenance and repair facility on the grounds in which tools, supplies and equipment are stored

  • Coordinate the work of independent contractors for authorized repairs beyond the scope of the maintenance supervisor’s ability 

  • Collect trash from all buildings at least once per week

  • Supervise the work of any maintenance staff, including teenagers, for efficiency and compliance with OSHA safety regulations

  • Close all buildings and facilities for the winter after the departure of guests on Labor Day

  • Advise the President or her/his representative from the management committee of any significant maintenance and repair issues encountered, seeking guidance before proceeding with proposed repair or replacement

  • Advise the President or her/his representative on the management committee of any tools, supplies or equipment required for purchase

Requirements:

  • Must be capable of lifting heavy objects of at least 50 pounds on a regular basis

  • Must possess basic skills in electrical, plumbing, painting, carpentry, flooring and roofing

  • Highly organized 

  • Capable of prioritizing and planning complex projects, as well as giving progress reports to management

  • Possessing a “customer first” and “positive teamwork” attitude

  • Willing to work up to 40 hours per week

  • Resident of Warren or Essex County, NY, or willing to relocate there during period of employment

  • Clean criminal record

  • Must have permission to work in the United States

  • Must have spoken English skills

  • Some experience with supervision, including of staff and outside contractors

  • Prior experience in maintenance and repair

  • Must have an active driver’s license

  • Ownership of a truck is highly desirable

  • Basic computer literacy and email skills

Compensation:

  • Salary based on Experience  ($25-$30 per hour on the books)

  • Will consider on-site housing for the right candidate
